- Top Lake: This lake is managed as a specimen carp lake holding mirror carp and common carp to 30lb, there are only a limited number of swims on the lake, two being doubles so a strict 24hr limit is enforced to give all anglers a chance to fish. This top lake is currently accessed by foot from Tithe main car park as per map but this is subject to change. Please be aware construction work is continuing outside the boundary of the lake.
- Middle Lake: This lake is managed as a mixed fishery and offers great fishing for large carp, chub, tench, barbel and lots of silvers and decent perch.
- Bottom Lake: This lake has a large head of small carp, chub, bream, crucians and silver fish and is managed to give the angler lots of bites and action.
*** Please be aware that on occasion the main road gate to the barn may be locked. The combination is the current club code and you need to press the blue button***
All general water rules apply plus the following:
Tithe Barn Top Lake:
1. One or more lakes may be closed at any one time for fishery management work.
2. MAXIMUM STAY ON THE WATER IS 24HRS.
3. Access is via the locked gate on Mill Lane (Club Lock). Please ensure that the gates are locked at ALL times. Please park in front and to the left of the barn.
4. Please drive slowly (10mph limit) and give way to public on footpath.
5. A maximum of 2 dogs are allowed, but must be controlled and kept on a short lead at all times.
6. No fish at any time to be retained in carp sacks whatever the size.
7. No Guest Tickets
8. Junior members are required to have either a Full Adult Member or an Associate Member present when fishing these waters.
9. There is no bait limit on this water
Tithe Barn Middle & Bottom Lakes:
1. One or more lakes may be closed at any one time for fishery management work.
2. Access is via Mill Lane and then via the locked gate to right of the barn. Parking is available before the second locked gate (for the top lake) and after the second locked gate (for bottom lake). Please keep all gates locked.
3. Please drive slowly (10mph limit) and give way to public on footpath.
4. A maximum of 2 dogs are allowed, but must be controlled and kept on a short lead at all times.
5. Do not use the lane that passes the Abbey Gardens Centre to access the lakes. This lane is strictly out of bounds to all anglers.
6. CCTV is in operation on this site.
7. Parking is allowed behind some swims on the bottom lake only.
8. Night Fishing is not permitted on the bottom lake.

Toilet is available at bottom lake during summer months (see web site for specific dates). This water will remain open throughout the year, but may close at any time without notice.
